Hard water lays sediment in the bottom of the tank. The burner works through it, the tank runs hotter and longer than it should, and it goes years before the label says it will. Plenty of homes around here are on their second or third heater.

Rheem rates a tank at 8 to 12 years. With our water, plan on the low end if it's never been flushed and the anode rod has never been changed. The first four digits of the serial number usually tell you the build date.
Should I repair or replace my water heater?
A newer tank with one bad part, repair. Leaking from the tank body or rusty hot water, replace. Ten years or older, we price both and tell you which one we'd do. A softener upstream is the single biggest thing that stretches the next one's life.
How much does a water heater replacement cost?

Do you need a permit to replace a water heater in Arizona?
It depends on the city. Gilbert exempts a like-for-like swap by a licensed contractor at equal or lower BTU or amperage, as long as it isn't tankless. Other cities have their own rules. We pull the permit when one is required.
Can I flush my own water heater?
If it's been done yearly, yes. If it hasn't been flushed in years, a DIY flush can dislodge sediment that clogs the drain valve and makes things worse. Let us do the first one, then annual maintenance on your own is fine.
