Electronic Leak Detection in the East Valley

Some leaks never show you a drop. Electronic leak detection uses listening equipment, pressure testing, thermal imaging and moisture meters to find the exact spot a line failed, under a slab, inside a wall, or out in the yard. No digging on a hunch. We locate first, then repair with a plan and a written price.

When to call

Signs it's time for electronic leak detection.

A hidden leak can run for months, saturating the soil under the foundation, feeding mold behind drywall, and wasting thousands of gallons. The faster it's found, the less it costs.

If the city flagged unusual usage or your bill jumped, there's a good chance something is running. Rule out the toilets and hose bibs first, then watch the meter with everything off.

  • Water bill up with no change in usage
  • Meter moving with every fixture in the house off
  • Sound of running water when everything is off
  • Warm or wet spots on floors or walls
  • Low pressure through the whole house
  • A soggy or extra-green patch in the yard
  • Musty smell with no obvious source

How we do it

Diagnose first. Quote in writing. Then the work.

  1. 01 //

    Rule out the easy stuff

Running toilets, dripping faucets, hose bibs and the irrigation valves. We check these first, because a fill valve is a much smaller bill than a slab.

  2. 02 //

    Isolate and listen

We pressure-test sections of the system to confirm which line is losing, then use acoustic equipment to hear the water escaping through concrete, soil or a wall cavity.

  3. 03 //

    Mark it, then fix it

Thermal imaging and moisture meters confirm the spot. We mark it, show you, and quote the repair before anything is opened. You also get documentation for a city billing adjustment where your city offers one.

Your options

The options, and which one we’d pick.

Detection only

You want to know where it is and what it'll take. We locate, document, and hand you the repair price. No obligation.

Locate and repair

Most calls. Find it, open only what's needed, fix the line, and close it back up.

Reroute or repipe

When the leak is the third in the same run of old copper, we'll say so and price the longer-term fix next to the patch.

Our recommendation. We don't open walls or floors to go looking. If we can't pinpoint it, we don't guess with a jackhammer.

What it costs

$144–$314

Electronic leak detection first (based on 13 jobs).

I own an older home, with older home problems. Matt came over and diagnosed the most important issues, without any upsale or pressure. He took the time to discuss things with no rush and then gave me an estimate that was a really fair! Mike came to do the work and he was awesome! He was super friendly and efficient and we are very impressed with the work and service as a whole. Yellowstone is definitely our new plumbing service and would highly recommend!!

We had an amazing experience with Yellowstone Plumbing & Drains on our outdoor kitchen project! From start to finish, they were professional, knowledgeable, fast, reliable, and easy to work with. They made sure everything was done correctly, communicated clearly throughout the process, and paid close attention to every detail. Our outdoor kitchen turned out beautifully, and we couldn't be happier with the quality of the work.

How much does leak detection cost?

Electronic leak detection ran $144–$314 for the middle half of customers across 13 jobs in the last 12 months (based on 13 jobs). The repair afterward is a separate line, priced in writing before we start it.

How do you find a leak without tearing up my house?

Listening equipment that hears water escaping under pressure through slab and soil, pressure tests on isolated sections, thermal imaging for hot-water lines, and moisture meters on walls and floors. We mark the spot before anyone opens anything.

My water bill is high but I don't see a leak. What now?

Turn off every fixture, inside and out, and watch the meter for ten minutes. If it moves, water is leaving somewhere: under the slab, in a wall, or between the meter and the house. None of those show a puddle until it's bad.

Will my city credit the bill for a repaired leak?

Ask your city's water department. Policies differ, and where an adjustment exists they want the repair done first and documented. We give you the paperwork.

Is the detection fee credited toward the repair?

Detection is its own line on the invoice, priced separately from the repair. You see both numbers in writing before the repair starts.
