What drives the price

Angi's national spread for detection is $150 to $400, which lines up with ours. The difference between a cheap detection and a good one is whether the mark on the floor is right. A wrong mark costs you a second hole in the slab.
Arizona factors
Everything past the meter is yours. Chandler's water FAQ says it directly: plumbing up to and including the meter is the city's, everything after it is the homeowner's. Mesa says the same about leaks on the customer's side, including the pipe between the meter and the house. That yard line between the street and your front hose bib is a common leak spot, and it's the one nobody thinks to check.
Most East Valley homes sit on a slab, and a lot of those slabs are post-tensioned. Gilbert publishes its own certification form for post-tension foundations on one and two family homes. Steel cables under tension run through that concrete, so nobody should be cutting into it on a guess. Detection first, then one hole in the right place.
Hard water matters here in a slow way. Chandler averages 16.5 grains per gallon. Copper that's been carrying that water for 25 years is more likely to pinhole, and when it does, it's usually under the slab where you can't see it. The first sign is the bill.

When to call
Do the meter test first. Turn off every fixture in the house, including the ice maker and any irrigation, and watch the meter for ten minutes. If the little indicator or the last digit moves, water is leaving. Call then, not after the drywall goes soft. If you've already got a warm spot on the floor, a bill that doubled, or water where it shouldn't be, skip the test and call.

How do plumbers find a hidden leak?
Listening equipment that picks up the sound of water escaping under pressure, thermal imaging for hot line leaks under a slab, pressure testing on isolated sections, and sometimes tracer gas. The point is to mark a spot on the floor or wall before anyone opens anything.
Is the leak detection charge credited toward the repair?
Detection and repair are separate lines on our invoices, priced separately. You'll see both in writing before we start the repair. Ask about it when you call and you'll get a straight answer for your job.
What are the signs of a hidden water leak?
A water bill that jumped, a meter that keeps moving with every fixture off, the sound of running water when nothing's on, a warm spot on the floor, damp drywall or baseboard, a musty smell, or a patch of lawn that's greener than the rest. Any two together is worth a call.
Why is my water bill high with no visible leak?
Something is running. Turn off every fixture and watch the meter for ten minutes. If it moves, water is leaving somewhere. Under a slab, inside a wall, or in the yard between the meter and the house are the usual places, and none of them show up as a puddle until it's bad.
