What drives the price

Arizona factors

Most houses in the East Valley are slab on grade. No basement, no crawlspace. Supply lines can run through walls and the attic, but drain lines have to sit below the slab to get their slope, and in many homes the supply runs down there too. A lot of these slabs are post-tensioned, which means steel cables under tension run through the concrete. Gilbert publishes its own certification form for post-tension foundations on one and two family homes. You don't cut into that slab without knowing where the cables are, which is one more reason detection comes first.

Hard water plays a part too. Chandler averages 16.5 grains per gallon, and Mesa runs 12 to 22 depending on the plant. Scale builds inside copper over years, and older copper under a slab has been sitting in that water since the house was built.

Because our floors don't get cold, the warm spot is the clearest sign we've got. If there's one warm patch of tile and you don't have floor heat, and nobody here has floor heat, that's a hot line leak until proven otherwise.

Repair, reroute, or repipe?

Fix the spot when it's the first leak, the copper elsewhere looks good, and the slab over it is open floor. Reroute when the leak is under something expensive, or when it's the second leak in the same line. Once one section of under-slab copper has pinholed, the rest of that run is the same age and the same water. Repipe when detection turns up a third leak. At that point you're paying for the same problem on a payment plan, and the reroute money is better spent doing the whole house once.
